How we work
A principal, not an agency
Guacamaya Properties LLC is a limited liability company registered in the State of Florida, with registration details on public record with the Florida Division of Corporations. We buy and hold residential property for our own account.
We are not a licensed real estate brokerage. We don't represent buyers, sellers or tenants, charge no commission, and give no real estate, legal or tax advice — if you need representation or advice, engage a licensed broker or attorney, and we'll deal with them directly. Nothing on this site is an offer of any security or investment.

The questions we get most
Are you a real estate agency?
No. We're a buyer and a landlord acting for our own account. We're not licensed brokers, we represent nobody, and we charge no commission.
Will you list my property?
No — we'd be buying it. If listing is better for you, a licensed broker is the right call and we'll say so.
Do you buy properties that need work?
Yes, that's most of what we buy. You don't need to repair or clean anything before we see it.
Do I need my own attorney?
You're always free to, and for most people it's sensible. Closings go through a title company either way.
How do you handle rental applications?
The same criteria for every applicant, in line with fair housing law. We'll tell you what those criteria are before you apply.
Can I invest with you?
No. We invest our own capital and make no offer of any investment or security to anyone.
