Because we keep what we buy, we renovate for durability rather than for photographs. Electrical, plumbing, roofing and structural work goes to licensed trades with permits where the work requires them — cutting corners there would only cost us later.
We lease directly to tenants, applying the same criteria to everyone and complying with fair housing law. Available properties are listed here when we have them, applications are handled consistently, and the lease sets out both sides' obligations plainly.

A portfolio held long term has to be maintained, so repair requests get answered and preventive work gets scheduled rather than deferred. Tenants have a route to a person, which is the simplest difference between a well-run property and a badly run one.
